East Bangalore property market guide
Whitefield, Varthur and the Sarjapur edge — how to read the DS-MAX apartments on this shortlist without mixing three different commutes.
East Bangalore pricing is not one number. A low-rise beside Kadugodi, a G+14 on Soukya Road, and a G+16 at Varthur can all be called “Whitefield” by a portal and still be different schools, different Friday traffic, and different maintenance later.
Sky Fields on Soukya Road starts at ₹92.47 lakh for a compact 2 BHK around 1,200 sq. ft., with ITPL named as a ten-minute drive by the builder. Sangam Grand is the lower Whitefield entry, from ₹79.60 lakh, in a G+4 — and the builder has reported 3 BHK sold out, so ask what a visit can still show. SkySampurn at Varthur starts at ₹86.83 lakh and is the taller of the three, near Prestige Tech Forest.
Spoorthi Nest is often lumped into “Sarjapur” because of the road name. It is Sarjapura–Attibele, G+4, from ₹69.96 lakh. Compare it with the Whitefield three only after you have driven both.
Read the RERA number on the project page against rera.karnataka.gov.in before you pay a token. The east side has enough inventory that a mismatched phase is an avoidable mistake. Sarjapur also holds HM Scottsville and Capstone Circular Reflections, which are not the same drive as Spoorthi Nest.
